Check whether they are the people who will respect the rules of the apartment and the neighbors. Usually there are number of clauses on noise, trash removal, usage of common areas like pathway, stairs, lifts, pools, kids park, gym etc. you have the right to evict them or charge a security deposit in the case of damage when the tenant leaves out.

As there are so many laws to protect the renters, do not give information about past renters and develop a kind relationship with the managers and request them to do the same.
